The 23 Most Anticipated Luxury Hotel Openings For 2023

From a spectacular island retreat in Mozambique to a historic Palazzo in Rome, this year, I have curated a list of all new properties opening in 2023 by hotel brands so that travelers can visit their trusted favorites.

Despite the plunging global economy and ongoing pandemic issues, the hotel business appears to be booming and in record numbers. According to Lodging Econometrics’ (LE) Second Quarter 2022 Construction Pipeline Trend Report, there is a dramatic increase in hotels planned within the luxury market. The top countries for all new hotel projects (not just luxury) are the United States, with 5,220 projects/621,268 rooms, and China, with 3,693 projects/701,974 rooms. The U.S. accounts for 37% of projects in the total global construction pipeline, while China has 26%, resulting in 63% of all international projects being concentrated in these two countries. Distantly following are India, with 339 projects/42,548 rooms; the United Kingdom, with 309 projects/46,296 rooms; and Indonesia with 284 projects/45,359 rooms.

The markets with the largest new hotel counts are Dallas, TX, with 173 projects/20,707 rooms; Chengdu, China, with 141 projects/28,573 rooms; and Atlanta, GA, with 140 projects/18,131 rooms. Shanghai, China, follows with 128 projects/25,200 rooms, and then Los Angeles, CA, with 124 projects/20,365 rooms. In 2023, there will be a planned 2,658 new hotel openings worldwide with 416,640 rooms.

The leading franchise company in the global construction pipeline is Hilton Worldwide, followed by Marriott International, InterContinental Hotels Group (IHG), and Accor, with 894 projects/155,577 rooms. I have focused on the luxury market by listing anticipated openings by brand.

AMAN

*Aman Niseko (Hokkaido, Japan)

The new property, located high on the slopes of Mount Moiwa on a nature reserve, is inspired by a ryokan, a traditional Japanese-style inn with just 30 guest rooms and 31 residences on expansive forest property. The rooms will feature open fireplaces and private Furo bathtubs in each room. An Aman Spa with thermal areas and a fine-dining Japanese and Italian restaurant will add to this decadent retreat.

Aman Resorts has pushed its Los Cabos Amanvari opening to 2024, Miami to 2024, and Beverly Hills to 2026. Planned for 2023, Aman will develop three distinct resorts in Saudi Arabia; a tented camp, a resort that’s close to AlUla’s heritage areas, and a ranch-style desert resort. Additional 2023 properties include Aman Nai Lert in Bangkok and Aman Residences in Tokyo.

Three forthcoming hotels from Aman’s Janu brand are already under construction: Montenegro (2023), AlUla in Saudi Arabia (2023), and Tokyo (2023). Janu Montenegro will be the first hotel to incorporate the serviced Residences concept.

AUBERGE RESORTS

*Collegio alla Querce (Tuscany)

The resort, opening in 2023, is located on a hill on the north side of Florence’s historic city center, a UNESCO World Heritage Site. The hotel will have 82 rooms (61 guestrooms, 20 suites, and a 2,250-square-foot signature suite). Amenities include an outdoor pool, a wine-tasting room, an art gallery, and a boutique.

Auberge Resorts Collection continues its ongoing strategic expansion into city centers, with the new Hearst Hotel in San Francisco opening in mid-2023.

BANYAN TREE

*Banyan Tree Ilha Caldeira (Mozambique)

Situated on the private Island of Ilha Caldeira off the coast of Mozambique, Banyan Tree Ilha Caldeira will offer 40 private pool villas with stunning oceanfront views. The island is a world-class scuba diving spot with diverse coral and marine life.

Banyan Tree has numerous openings planned from its newly launched Veya brand, providing guests with a holistic curated well-being experience including; Maldives, Guadalupe, and Bacalar, and an additional property in Mozambique.

DORCHESTER COLLECTION

*The Lana (Dubai)

Opening in the summer 0f 2023, The Lana is located in the Business Bay area beside the waters of the Dubai Canal. Architects Foster + Partners created a unique design that will become a landmark destination. The 225 contemporary rooms and suites offer tall windows that frame views of the Burj Khalifa or the desert. Hotel guests can relax at the Beach Club at One at Palm Jumeirah, Dorchester Collection, Dubai, accessed via a short, scenic boat ride.

EDITION

*Riviera Maya at Kanai (Mexico)

With 180 guestrooms and suites, the hotel will be located within the luxurious Kanai development and will offer a signature restaurant, pool bar and beach club, spa, and a large Penthouse Suite. Located beachfront, this will be EDITION Hotels’ first property in Mexico.

Edition has countless new international properties slated for 2023, including; Tokyo, Rome, Jeddah, Red Sea, Doha, Milan, and Singapore.

FAIRMONT

*Fairmont La Paz Puerta Cortés Resort and Residences (Mexico)

This new Baja resort will be located within the exclusive Puerta Cortés resort community in La Paz. Set on 550 acres of environmentally protected coastal lands and includes access to a superyacht marina and Mexico’s only Gary Player Signature Course – El Cortés Golf Club. The resort will consist of 61 one-to-four-bedroom branded residences with private plunge pools.

FOUR SEASONS

*Naviva Punta Mita (Mexico)

This nature retreat featuring 15 luxury tents is located within the forest and overlooks the Pacific Ocean. The new property is adjacent to the popular Four Seasons Resort Punta Mita. The all-inclusive property will feel more like a private home than a resort. Pricing covers all meals and drinks – all day long, whenever you wish. It also includes a complimentary spa treatment.

Four Seasons Hotels has few new properties announced and has focused a lot of efforts on its Private Jet Journeys and Private Residence launches. Among the new hotel launches are Tamarindo, Mexico (December 2022) and Four Seasons Resort and Residences at The Pearl-Qatar (2023).

JW MARRIOTT

*Masai Mara Lodge (Africa)

The lodge will include 20 guest tents, including one presidential tent and two interconnecting family tents, all with private terraces overlooking the river. It will be the only Luxury Lodge within the Mara National Reserve.

JW will launch numerous properties in 2023, including Madrid, Chang’an, Tampa, Goa, Dallas, Chennai, Munich, and Nairobi.

KEMPINSKI

*Kempinski Floating Palace (Dubai)

For the first time, a luxury hotel is opening at the end of 2023 as a floating building with 12 floating luxury villas able to sail to other locations. Anchored next to one of the most exclusive beach stretches in Dubai on Jumeirah Beach Road, guests are brought to the 156-room and suite hotel, or their villas by speed boat or arrive directly with their own boats.

A connected floating helipad is located next to yacht parking deck for up to 16 yachts. The main building of the floating palace is structured in four parts, connected in the middle by a glass pyramid, and offers every luxury of a 5-star hotel.

KIMPTON

*Kimpton Naranta (Bali)

Opening Spring 2023, this 50-villa boutique resort is set alongside the Bali National Golf Club, offering guests exclusive access. Each of the 50 villas are secluded sanctuaries with a soaking tub and indoor/outdoor rain showers.

Kimpton has numerous domestic and international projects planned in the future, including Budapest (2025), Frankfurt (2024), Hong Kong (2023), two locations in Thailand (2024), two locations in Mexico City (2023), Kuala Lumpur (2024), Riviera Maya (2024), Rotterdam (2023), Shanghai (2023), and a much delayed Honduras property in Roatan (2023).

MANDARIN ORIENTAL

*Mandarin Oriental Costa Navarino (Greece)

The first property of the Mandarin Oriental Hotel Group in Greece is located on the historic Bay of Navarino on the southwest coast of the Peloponnese. The resort will open in Spring 2023, with 48 large earth-sheltered pool villas and 51 guestrooms. A large spa and an indoor-outdoor pool

MONDRIAN

*Mondrian Gold Coast (Australia)

The 208-room Mondrian Gold Coast will feature a fitness center, spa, and several restaurants and pools. The property will also include 89 residential apartments.

Accor and SBE also have plans to bring the Mondrian flag to markets like the Dominican Republic, Germany, the Maldives, Puerto Rico, Thailand, and Vietnam. Announced upcoming openings include; Cannes, Bordeaux, Singapore, and Mexico City.

NOBU HOTELS

*Nobu Roma (Italy)

Located in the heart of Rome, on Via Veneto, the property is the union of two 19th Century buildings combined. It will offer 122 guest rooms and suites, a spectacular green-rooftop terrace, a full-service city spa, and a Nobu Restaurant.

Nobu has a massive rollout of new properties planned, including; Atlanta, Atlantic City, Bangkok, Barbuda, Vietnam, Al Khobar, Hamburg, Madrid (2023), Marrakech (2022), New Orleans, Orlando, Punta Cana (2024), San Sebastian (2023), Sao Paulo, Tel Aviv, Toronto, and Tulum (2024).

OETKER COLLECTION

*Hotel La Palma (Capri, Italy)

Capri’s first hotel, built in 1822, is currently being transformed into an elegant and exclusive 50-room-and-suite hotel. Located steps from the famous Piazzetta, it will comprise a rooftop restaurant and bar, its own beach club, a newly built pool deck, a spa, and high-fashion boutiques.

ONE&ONLY

*One&Only One Za’abeel (Dubai)

Situated in the exclusive Za’abeel neighborhood, One&Only One Za’abeel Resort will also sell Private Homes as part of their collection. The property will also feature the world’s longest cantilevered building, a massive spa, and 11 restaurants and bars.

One&Only plans to roll out numerous locations, including; Kea Island Private Homes, Dubai, Athens, and Big Sky, Montana (2024).

PENINSULA HOTELS

*The Peninsula Istanbul (Turkey)

Set along the banks of the stunning Bosphorus strait, the property will feature 177 guestrooms and suites and is within walking distance of many of Istanbul’s most historic landmarks.

RITZ-CARLTON

*The Ritz-Carlton Paradise Valley-The Palmeraie (Arizona)

Opening in the Fall of 2023, the new Paradise Valley property features 215 guest rooms and suites, a 7,400-square-foot six-bedroom Presidential Casita, and a 400-foot swimming pool. There is also a massive two-story luxury spa with 11 treatment rooms.

Ritz-Carlton has a few additional properties slated, including; Portland (2023), Melbourne (2023), Rabat, and Morocco. Ritz-Carlton Reserve will debut its fourth rare estate in 2023 in the historic Chinese valley of Jiuzhaigou.

ROSEWOOD

*Rosewood Schloss Fuschl (Austria)

Rosewood will manage the legendary 15th-century Hotel Schloss Fuschl in Austria, with an opening scheduled in late 2023. Situated on the banks of Lake Fuschl, it will mark Rosewood’s second property in Austria. The property will offer 98 guestrooms, including 46 suites and six chalets. In addition, restaurants and lounges will also feature Asaya, Rosewood’s integrative well-being concept, with eight treatment rooms, indoor and outdoor swimming pools, and a fitness center.

Rosewood has an aggressive slate of future launches, including; Kona Village (2023), Houston (2023), Miami Beach, Austria (2023), Amsterdam (2024), Munich (2023), Rome (2024), London (2024), Venice, Italy (2025), Doha (2023), Riyadh (2025), Red Sea (2024), Shenzen (2025), Ningbo (2025), Vietnam (2024), Japan (2024).

SIX SENSES

*Six Senses Rome (Italy)

This new property is located at the Piazza di San Marcello, a 5-minute walk from the Trevi Fountain and the Pantheon. With 96 guest accommodations, including Double Rooms, Junior Suites, and one and two-bedroom Suites, this property is part of a sustainable restoration of their own Palazzo and neighboring San Marcello al Corso Church. A Roman Bathhouse, Ground floor restaurant, and stunning rooftop terrace bar, as well as a secret Roman garden will make this a must-see destination.

Numerous launches are planned from Six Senses, including India (2023), Switzerland (2023), Maldives (2023), Red Sea (2023), London (2023), and Norway (2024).

ST REGIS

*The St. Regis Kanai Resort, Riviera Maya (Mexico)

Located on the Mayan Riviera, the sustainable oceanfront resort will feature a sophisticated design with 124 guest rooms and suites and 32 villas with private pools. The unique resort will be split into intersecting circles built from white concrete and reflective semi-transparent crystal.

Additional St. Regis openings include Chicago (2023) and Jakarta (2023).

VIRGIN HOTELS

*Son Bunyola Hotel (Mallorca)

Sir Richard Branson’s stunning hideaway on Mallorca’s northwest coast will welcome a new hotel, opening in summer 2023, which will be the latest addition to the Virgin Limited Edition collection, which launches as Son Bunyola Hotel & Villas. The development of 15th-century Finca adds to the three existing villas, Sa Punta de S’Aguila, Son Balagueret, and Sa Terra Rotja, on the 810-acre Son Bunyola estate, the hotel will consist of 26 luxurious suites and bedrooms.

The original towers in the main house will be transformed into two Tower Suites showcasing vineyard views and the mountains beyond, the former olive press will become the hotel’s restaurant, and the historic terrace will be home to the pool.

W HOTELS

*W Sydney (Australia)

Opening in the Fall of 2023, W Sydney will feature 585 guestrooms, suites, and studio suites, a two-story rooftop bar, a heated infinity pool, spa, gym, all-day dining restaurant, and a bar.

W Hotels is also slated to expand into Macau in 2023.

WALDORF ASTORIA

*Waldorf Astoria Platte Island (Seychelles)

With a planned opening of October 2023, the Platte Island resort is part of a $100 million development to become the first six-star resort in Seychelles. There will be 59 seafront villas equipped with private pools, and guests will have access to six restaurants and bars, a spa, a kids’ club, an outdoor observatory, tennis courts, and a marine conservation discovery center. A small airstrip allows for access to the island from the main airport of Mahé.
